From the film · EP05 Five days to a home in Makati

You land. The keys work, and so does the internet.

Finding somewhere to live in Manila from abroad means trusting photographs. We go to every place, film it, read the lease, and hand you a flat that is already connected. Three weeks, one fee.

How it works

Six steps, three weeks, one fee.

  1. One call to take the brief
Budget, dates, how you work, who is coming with you, and the one thing you cannot live without. Twenty minutes.
  2. Five real options, sourced through a licensed broker
We are not brokers and do not want to be. A PRC-licensed broker sources and handles the lease, and their name and licence number are on everything.
  3. We visit every one and film it
The lobby at 9pm. The lift at 8am. Water pressure. How many units on that floor are actually occupied. What units in that building really closed at, against the asking price.
  4. We read the lease and tell you what to negotiate
Which clauses cost you money later, and which ones the landlord will move on.
  5. Utilities, internet, and the basics
Power, water, and a line actually installed and chased until it works. Enough furniture to sleep the first night.
  6. The first week
A driver on call, your eSIM and wallet set up, and someone on WhatsApp when the lock does not work.
What it costs

Our fee, and the fees that are not ours.

Vaya fee, the whole thingPHP 45,000
Broker commissionPaid by the landlord as normal. We take none of it
Deposit, rent, connection feesPaid by you, direct, at cost
Furniture and basicsAt cost, with receipts

You pay us one flat fee, agreed in writing before we start, and nothing after it. We take nothing from the broker, nothing from the landlord, and nothing tied to whether you sign. That is the only reason we can tell you a place is overpriced.
