Terms, plainly.

We coordinate. Licensed people deliver.

For most of what we sell, we are not the one doing the regulated part. An accredited immigration agency files your visa. A licensed broker handles your lease. A licensed transport company drives you. A licensed guide runs the tour. A licensed agency employs any staff we place.

That means: we are responsible for coordinating the service, being honest with you, and getting our part right. We are not responsible for the professional judgement of a licensed provider, and we will always tell you who is actually doing the work.

• We are not lawyers and nothing we say is legal advice.
• We are not immigration agents or consultants. We collect documents and coordinate an accredited agency.
• We are not real estate brokers. We do not transact, negotiate on your behalf, hold deposits, or take commission.
• We are not a medical or clinical provider. Where care staff are placed, a licensed agency employs them and a physician directs care.
• We are not a tax adviser, accountant, or financial adviser.

You pay before we start.

• Our fee is quoted before you commit and is payable in full up front, unless we have agreed a staged schedule in writing.
• Third party costs are separate and at cost. Government fees, agency fees, tolls, deposits, rent, courier. They appear on your receipt with what they were for.
• We never take a commission, a success fee, or a share of any transaction. Our fee is flat, and it does not change based on what you decide.
• Prices are in Philippine pesos. Any dollar figure shown is a conversion on the day and is not a fixed price.
• A booking is confirmed when we say so in writing, not when you pay.

What happens if you change your mind.

If we cancel, you get everything back. If a typhoon, a government closure, or anything genuinely outside our control stops a service, we move it or refund it, your choice.

If we get something wrong, tell us. We would rather fix it or refund it than argue. That is not a legal position, it is how we intend to run.

What we are not liable for.

• Our total liability is capped at what you paid us, not at the value of the underlying transaction. If we coordinate a PHP 3,000,000 lease for a PHP 45,000 fee, PHP 45,000 is the ceiling.
• We are not liable for the acts of licensed providers. If an accredited agency misfiles, a broker misrepresents, or a driver is late, we will help you chase it and we are not the insurer of it.
• Nothing we publish or report is a recommendation to buy, rent, invest, or move. We describe what we observed, on a date, and you decide.
• Inspections are observations, not surveys. We are not engineers, surveyors, or licensed inspectors.
• We cannot exclude liability for death, personal injury caused by our negligence, or fraud. Nor would we want to.

We film, and you can say no.

• Nobody appears in anything we publish without signing a release.
• You can withdraw consent any time before publication.
• Being filmed is never a condition of buying a service. Decline and the price is the same.
